You should be aware that there may be other finance options available to you such as a remortgage, a further advance with your first charge lender, or an unsecured loan.
We are a broker using a representative panel of lenders who specialise in second charge mortgages.
We are a broker using a limited number of lenders for first charge mortgage products. We can provide you with a list of these lenders on request.

We will be providing you with sufficient information in relation to the mortgage we offer you in order for you to make an informed borrowing decision, but if you are in any doubt, you should seek independent financial advice as we only offer a limited range of products and as we are not independent financial advisors. Sometimes we may not be able to find a lender for you. This may be for a number of reasons. The lender may think you cannot afford the loan. If it is a secured loan, your property may not be of sufficient value.
A lender does not have to tell us or you exactly why you have been refused a loan, but they should give an indication of whether data from the credit reference agency contributed to the decision. You can ask us for the name and address of any credit reference agency used and they will supply this information free of charge.

If at any stage you felt you wished to make a complaint about us you will have the details of where you would need to write to do so. And if your complaint couldn’t be settled by Improve Finance, you may be entitled to refer to the Financial Ombudsman Service.
